What is hard money & why do real estate investors need it?

Hard money is asset-based lending. Instead of qualifying you based on personal income or tax returns, hard money loans are primarily underwritten on the value of the property and the strength of the deal. These loans close faster, offer customizable terms, and can be paid off quickly, allowing investors to reduce interest costs and scale more efficiently.

What makes our loans different than bank loans?

Our loans are built specifically for real estate investors, removing many of the obstacles found in traditional bank financing. Qualification is based on the deal—not your personal income—resulting in less paperwork, faster approvals, and a higher likelihood of funding. Loans can be made to an LLC and may include renovation and repair costs.

How long is the application process?

Our fix & flip and rental loans typically close in 15 - 20 business days depending on how quickly information can be gathered.  Once an appraisal is ordered, we work with clients to gather a basic list of documents.  For fix and flip financing, this includes gathering your LLC formation documents, ordering hazard insurance, and creating a renovation budget and scope of work.

Do I need a business entity to secure a loan with Pinnacle Investment Capital?

Yes. You will need a business entity such as an LLC to obtain a loan from us.

Do you require appraisals?

Appraisals vary depending on financing needs. Send us your deal or give us a call and we will let you know if an appraisal is required for your specific deal.

Are there any financing fees?

We operate with complete transparency. All fees are clearly outlined upfront and collected only at closing, with origination based on the final loan amount—not estimates.
